          Basic details such as your name, the name of the vendor and the legal and civic address of the property you are offering to purchase

          the proposed purchase price

          a list of all items included in the purchase price (e.g. appliances, carpeting, fixtures, etc.) as it compares to the original real estate listing, noting any additions or exclusions; stipulation that there are no liens or payment dates due on these items

          explicit details of all financial arrangements (e.g. amount of your deposit, refund of interest on deposit, amount of down payment and mortgage, etc.)

          closing date for the sale of the property


          full details concerning the vendor's mortgage if you are assuming it. (If their existing mortgage rate is significantly lower than current rates, vendors sometimes include the option to take over their mortgage or "assume" it as an extra inducement to sell their home.)


          If assuming the mortgage is not a consideration, the owner must provide clear title to the property, free of all encumbrances, and all existing mortgages must be discharged with sale proceeds on closing.
