I have a mortgage at 4.6%, and LOC at prime +1(5.5% for now), just think whether borrowing some money from LOC to prepay 15-20k to mortgage account will save me some interest. Used to borrow 15k from this LOC and paid it off in 6 months, and it only cost me $ 450. Compare to how much interest this 15k will generate as mortgage!

I'm not an expert though, that's why I want your input for a discussion in case I made a terrible mistake. Any comments are welcome. In Canada, people have to learn how to live on debt, so the use of correct strategy of "拆东墙补西墙" is quite important. :-)

这么说吧。你借loc前的负债总额是loc+mortagage，loc此时为0，所以负债就是你的mortagage，借loc后，负债总额是(loc+15000)+(mortagage-15000)，没有任何变化，但你负债总额中的15000的利息反而高了，这百分百是亏钱啊。 -johnnyhatesjazz(Rock and Roll); 2003-12-11 {273} (#1510720@0)
楼下的比较是说1万5的loc他6个月还清，而mortagage里的1万5是25年还清，然后两者利息相减，得出省钱的结论。这就是个大错误。
如果你6个月就能还出1万5，那么如果你不借loc，而是把这个钱超付到mortage里，超付的钱是100%算作本金的。就是说1分钱利息都没有。
这样算，那种方法省钱明白了吧？

最简单的看，从LOC拿了1万5出来，放到motagage里，那么你的负债总额(loc+mortagage)没有变化，唯一变化的就是其中的1万5利息更高了，这居然还能得出省钱的结论吗？
