offer上是写到大概10天,但刨去周六周日我看也大概就5天了,it's said subject to the buyer's mortage, subject to inspection and so on,

but this is a brand new, I think the inspection should be ok, or do I need to inspect it too?

I ever talked to the bank some time ago and got a maximum mortage amount I could be approved depending on the downpay and salary. The problem is I can't get enough downpay now and my agent suggested me to talk to the bank to get a higher mortage if possible, but I don't want to repay too much monthly (a big pressure) even if I can be approved(that's possible). So I'm wondering what's a reason to escape from the offer: Can I say I don't want it, or I don't have enough downpay and don't want a mortage higher than a certain amount, or couldn't get approved from bank(do they need to see rejection from bank?). Thanks lot.

    那如果买家的按揭没被批准因为原来准备的首期无法到位有贷不了更多,需要提供给卖家银行的正式的拒绝信(不知有没有这个东西)吗,还是直接告诉卖家不行了,就可以要回押金。谢谢
    • Depends on the exact wording you put on the offer. A professional offer will always leave oneself an escape route in case anything goes wrong. By the way, is 5 days too tight for the buyer to get an approval?

        • 好象要有银行的拒绝信才行.你要开得太低,不REASONABLE,银行根本不会帮你写信.

    • Do not need to say any reason, just say you don't want, the bank will not give you a paper.

        • I did it before. The bank will not give you any letter(all banks). Your agent should not ask you do that, if you don't believe you can ask other HongKong's agent.
