买房子的表格就那么几张,Toronto Real Estate Board 上有标准的格式,只不过里面没有教你如何写条款。
你要不放心呢,就去问律师买,似乎150元一套,偶这里呢,Free,错了不管,不过似乎感兴趣的人不多啊,太少人捧场啊,偶就少巴基巴基吧。
1.Form 100 - Agreement of Purchase and Sale
2.Form 100A - Schedule A Agreement of Purchase and Sal
Form 100 就是 Offer,也算是购房合同。Form 100A 呢就是附录,附加条款(贷款,验房)就放在这里。
先说 Form 100,第一页就是“老李”信息啦,“老王”信息啦,狗窝信息啦,多少钱买的狗窝,定金多少啦等等。这 Offer 有个时效期,就是哪天递交的,哪天前必须回复,Closeing Date 是哪天啥的。通常定金在签 Offer 时或24小时内要准备好。
“老李”下了 Offer,“老王”可以回一个 Counter Offer,“老王”要不回,签字了,就算接受了。“老李”再签个字说知道“老王”接受了,这合同就算几乎生效了。
为啥是几乎呢,因为还有个 Form 100A。
Form 100A 里零零碎碎要写的东西还是不少的,偶这里就挑两个最重要的,贷款条款和验屋条款。如果要无赖反悔呢,贷款条款就够了。下面的是贷款条款,验屋条款照着改就行,我手指累,不多打了。
This Offer is Conditional upon the Buyer and Agent arranging satisfactory financing to the Buyer at his own expense within Five(5) banking days of acceptance of this Offer. Unless the Buyer gives notice in writing delivered to the Seller that this condition is fulfilled within the time period stated herein, this Offer shall become null and void and the deposit money shall be returned to the Buyer in full without interest or deduction. This condition is included for the benefit of the Buyer and may be waived at his sole option.

4.Form 120 - Amendment to Agreement of Purch and Sale
如果“老李”没有反悔,那么5天之内就要签这个 Form 123,表示彻底接受了。如果验屋出现了问题,在签 Form 123 的同时,还要签 Form 120,就是把房屋修理的一些条款放进去。
