根据本周一的两项报告,多伦多地区的房价今年开年以来上升了9%。房市显示出一进入高峰。Remax报告显示:今年头八个月的再售房比去年增长了13%,八月底的平均房价为273,840元。ReMax Ontario Atlantic Canada Inc. 的CEO Pamela Alexander指出:买家强劲,移民大量涌入,贷款利率创历史新低和就业市场繁荣,预示房市造好。而Royal LePage Real Estate Services Ltd. 的报告则显示:Condominium Properties在第三季度创下最佳成绩,平均价比去年同期涨了12.8%。Royal LePage的副总裁Gino Romanese预测第四季度房市依然会保持强势,但利润将趋于缓和。
房市可能进入了短暂的顶峰。房市分析员Will Dunning上周发表报告,对多伦多市中心的Condominium的投资提出置疑。预计年内大多伦多地区将有12,000套Condominium交房,而明年还将有12,000套竣工。三成的房屋被购房者用作出租房。但由于低息贷款利率刺激了以买代租的势头,不少租房从新投入租房市场,空置率在上升。多伦多市中心的租金已下降了10%。
与此同时,House的继续增长。Alexander透露,尤其是Rosedale、Riverdale和the Beach地区更是蓝筹股。第三季度获利最丰,Royal LePage的报告显示:Markham的两层楼房去年价格为278,000元,今年升至330,000元,增幅达18.7%。Downsview的两层楼房去年价格为380,000元,今年升至440,000元,增幅达15.8%。Alexander分析认为,其中一项重要原因在于人们对股市衰退的惧怕,而将资金转入楼市,作为一项长期投资。
在过去的数年中房价增长过多,房市会否再次落入象似1989年的泡沫破裂令大多地区的房价下挫40%的怪圈?Royal LePage的执行总裁Sherry Chris认为,现在已不是当年,新楼发展依据需求,而投资购房更为理性。如今购房的主力军是为自住。
