20万人 not 20万买房人 Just like 5 millions people are not 5 millions huse buyers. Also,lof of 想去美国的人是买不上房子的.If you have a decent job with good pay in Canada, you will not want to move to US.

Because of these legends of easy to get rich, people in canada were dreaming to move to States when they got passport.

I'm not writing a doctorial thesis.The point is sampling from the peoples arround me. They represent the ones with "decent jobs". They can buy houses earlier if they don't have that dream.
For myself, I did not care very much about the house price increasing in Toronto before 2002.
Almost a sudden, I realized that Toronto will probably become my destination.
If you cannot accept my point because I did not provide detail numeric analysis. That's fine.
I would rather call my point as a "hypothesis".

Yes. One sold in March is 300K, one sold in april 29 is 360K. Some sold in early 2003 are arround 340K.
But I think these "sold" mean "close". So my "sold" date will be August.

One more thought about "吝啬, 不肯捐钱(老有人上门募捐)": I read Tor.Star everyday. they have a series of articles about these charitable org. According to the Star, most of these orgs are cheaters.To qualify, 85% of the donated money should be spent on the said purposes. Unfortunately, most of these orgs spent less than 5%!
Yes there're a lot of people knocking the door and asking for a donation; Unless they are disabled people who I'd like to help and don't care how they spend the money, I always say "no". Don't think I'm a cheap guy; my company promote us to donate $1 a day, $365 a year. I donate at least this amount each year and another few hundreds to the school, YMCA.
