I would take the 4.7% for 3 year fixed, or 5% for 5 year fixed if you can find one. It gives you a peace of mind in term of long term budgetting...

(历史只能表示过去,不能代表将来)历史表明,买房贷款采用浮动利率比固定利率省钱的机会多很多。所以,如果你想省钱,就采用浮动利率;如果你希望保证自己不多花很多钱,就采用固定利率。

History prove that if the interest rate is going down, then variable rate can save you a lot of money. I can't see how the history can prove that variable would save you money if the interest rate is going up.And by the way, you cannot make a profit based on past information or public information in any type of investment. That's a very basic rule in finance called efficiency. So can't agree with you more on 历史只能表示过去,不能代表将来.

假定现在的浮动利率是3.25,五年固定利率是5.25。现在利率呈上升趋势,五年内,浮动利率有可能超过5.25,但五年的平均利率是大于还是小于5.25呢?历史上绝大多数时候,浮动利率的五年平均值都小于五年固定利率。

央行最优惠利率(Prime Rate)定的是4.5%,而从银行能拿到的最佳浮动利率是Prime - 0.75,即目前是 3.75%。银行公布的五年固定利率多为 6.x%,但会给你 1% 的优惠,所以相当于五点几。

Sigh... as I said, you can't make money on historical information. If you can, everyone is going to use variable rate but you see more people using fixed rate than variable rate. They do it for a reason....

I think the best way to pay off your morgage is:Always choose the lowest interest rate morgage(no matter variable or fixed. But most of the time is variable) and pay as much as you can. You will save a lot.

因人而异,没有绝对的.你的收入高可在短期内多还的浮动的好. 如果你每月剩不了太多的固定的会好一些. 关键是算你付清整个贷款要交多少利息. 一般第一次买房的人现在利率很低,我建议先要一个5年固定,5年后再要一个三年浮动OPEN, 基本就差不多快付清了了.

我算过1992.3~~2002.2月这十年间的最优惠利率(PRIME)的平均值是6.45%, 这期间最高9.75, 最低3.75. 而且我认为这两年的利率涨不到哪里去, 没准还出现象日本那样的储蓄0利率呢(做梦ing).所以我选择浮动
