It is your agent's responsibility to make sure everything is included before you sign the contract.I believe that the house you saw is model house. And the equipment you saw is not basic. Your agent should help you check everything included in writting before you sign the contract. All I can say is he did not done his job properly. Or he might forgot to check it. There is a lot trick here in North America. A good agent can help you save a lot money.

AGREE! It depends on the market demand and supply. If you purchased the new house three years ago. You may be able to open a separate from yourbedroom to the bathroom. But now, the builders don't even bother to do that. If you don't want it, somebody else will. Business is business, either party has to be prepared to protect themselves. As a consumer, there is no time to absorb so much knowledge in such a short time, especially on real estate transaction. Your agent is your eyes. But that doesn't mean you do not need educate yourself on such issues.
